If you’re selling your house, you want to be able to get as much money as possible for it. Unfortunately, this may not be possible if your house is in need of some serious renovations and upgrades. Most people want to sell their house as is, without doing any extra work, because the work that needs to be done will cost them money. While this is true, by not upgrading, you may actually be losing money, as you’ll likely get offers coming in way under what you would get if the house were in decent condition. Basically, in order to make more money, you’re going to have to spend some first. There’s no need to spend all your money and completely redo your house, but by upgrading a few key elements that buyers look at, you can definitely turn a higher profit.
Upgrade the electrical wiring
Electrical wiring is one of the first things that prospective buyers will look at when buying a house. They know that if the wiring isn’t up to standard, the responsibility of fixing it will fall on them. They would much rather buy a house with upgraded and safe electrical wiring. If you’re able to upgrade to a source of renewable energy, you may be able to up the asking price even more. Upgrade your plumbing
Similarly to the electric wiring, glaringly obvious plumbing issues will scare off potential buyers. Many buyers are experts at knowing what to look for, and they can instantly detect any plumbing problems, big or small. Selling your house will cost you anyway, so you might as well bite the bullet and fix any plumbing problems in order to boost your profits. Don’t see it as an expense, but rather something that has the potential to earn you more money in the future.
Paint your house
It’s highly recommended to paint at least the interior of your house before you attempt to sell it, but you may want to paint the exterior as well if it looks shabby. Even if the paint looks fine, you should still give it a fresh coat of its current color to make it look new.
Redo your flooring
Depending on how worn in your flooring is, you may be able to get away with a deep clean of your carpets or hardwood. However, if your flooring is very stained or worn in, you might have to upgrade it in order to get a decent price for your house. If you’re redoing it anyway, why not reevaluate whether you want carpets or hardwood floors? Remember that your personal preference doesn’t matter here – it’s all about what the buyer wants.
